Greenacres Paddock is a bespoke single-storey home set within the lower paddock at Greenacres, where planning permission was granted at appeal in April 2026. The proposal has been carefully developed to preserve the established garden setting and respond quietly to the wider landscape. The three-bedroom plan is arranged around a central living space facing south-west, bringing in daylight and opening onto sheltered terraces, while the principal bedroom suite and guest accommodation extend into separate wings with direct views over the site.
The building combines local stone, timber cladding and a low-profile metal roof with a living green roof above. This restrained material palette and modest scale allow the house to sit comfortably behind existing dry-stone walls and hedgerows, reducing its presence in wider views. Large areas of glazing are used to frame the surrounding landscape, support natural ventilation and make the most of passive solar gain.
Performance has been considered from the outset. The house is designed to passive house principles, with high levels of insulation, mechanical ventilation with heat recovery, and provision for solar panels and battery storage to help reduce running costs over time. Located within the Nidderdale National Landscape, the design takes a careful approach to siting, form and materials so that the new dwelling remains subservient to its setting. The result is a low-impact home shaped by both landscape and context, providing modern living accommodation while treading lightly on its surroundings.
